Garrett B. Ludwig, President
Garrett Ludwig founded Diversified in 1971 as a specialty cabinet design and manufacturing company. In 1975, after extensive research and [clinical] academic training, he focused his attention and proven skills on the needs of medical and dental professionals. Garrett’s concurrent study in architectural planning established him as a leader in health care design for the private sector. He has since planned over 300,000 square feet of professional office space in addition to several thousand distinctive cabinet and furniture designs.
His work has been recognized in numerous trade publications, including: Medical Care Products; Furniture Design & Manufacturing; Surgical Product News; Dental Economics; Dental Equipment and Supplies; and the Journal of Esthetic Dentistry. Additionally, Garrett holds a patent with the U.S. Patent Office for his emergency services “crash cart” design, and has been acknowledged nationally for his innovative approach to office and millwork design.
Garrett taught office design at The University of Connecticut School of Dental Medicine for over twenty years and has presented seminars for the Yankee Dental congress, Matsco Design Symposium, Big Apple Dental Society, Tufts University, numerous dental societies, and continues to lecture on dental office planning throughout the United States.

So where do we start? By qualifying the subject site or suite for viability, by performing a Feasibility Study.
NOTE: We have witnessed unprecedented financial losses and functional compromises due to lack of attention and oversights regarding expenses that don’t produce a return on investment. That inspired our diligence on behalf of our clients.
Here’s how: We produced a 40-point checklist that qualifies or negates a location for development as a dental office. Here are a few examples of avoidable challenges:
Feasibility Study
NEW CONSTRUCTOIN SITE DEVELOPMENT
- WETLANDS- A client had purchased a property without performing a feasibility study. When we were engaged to develop a structure on the site, we discovered a small brook, a virtual trickle of water. Unfortunately, since it was deemed “wetlands”, it encroached on the developable space, thereby limiting the building footprint
- SOIL TEST– When preparing the plans for a new structure our soil test came back as compromised. As a result, we had to excavate a substantial amount of non-compactable soil and introduce new material. The costs were substantial. That client too purchased the property without performing a feasibility study.
- SETBACKS- Another client had purchased a sizeable lot, expecting to construct a new building of around 4,000 square feet. What he overlooked were the building setbacks (required space between a structure and the adjacent property). The property was bounded on three sides be residential land. The mandated setbacks between each property were 35 feet. That substantially reduced the developable footprint of the construction documents, we oversee all trades’ services and all specifications are met and meet the requirements to receive a Certificate of Occupancy.
THE EXPENSES ASSOCIATED WITH EACH DISQUALIFIED THE VIABILITY OF A LOGICAL INVESTMENT
LEASED SPACE
- Demolition It’s important to qualify how your space will be delivered to you. Ideally, it should not be delivered “as is”. Should that be the case, you (the tenant) would be responsible for all demolition of walls, ceilings, flooring, lighting, plumbing, electrical and (sometimes) hazardous materials (i.e. asbestos based vinyl tile). We have had projects where demolition costs approached $25,000. Ideally the space should be delivered “clean”.
- TI- Tenant Improvement- Many people don’t realize that most property owners will provide a contribution to the construction budget. This, like other factors, is negotiable. We have successfully negotiated TI contributions as much as $53 per square foot. That was on a 5,000 square foot space. That amounted to a $265,000 contribution to the office build-out. That’s money you don’t have to borrow. If you don’t ask you don’t get.
- SPACE INSUFFICIENCY – Given the simplicity of quantifying the square footage need to accommodate the practice needs, it amazes me that there are so many practices that are compromised because the basic arithmetic is not initiated. What is more often overlooked are “compliance spaces”. That includes wall thicknesses, passageways, columns, chases and other obstructions. But it doesn’t stop there.
- I- Tenant Improvement- Legally, leased space is advertised as “leasable”. Most people don’t realize that “leasable” includes part or all of the thickness of the perimeter walls. We have evaluated and ruled-out spaces that had a loss-factor of as much as 400 square feet. To put that in perspective, if your square-footage needs cannot be met due to these losses, your plan will be compromised. But there’s more.
- SPACE INSUFFICIENCY – Another thing that is commonly overlooked is accommodation for Life Safety (egresses), ADA (handicapped accessibility) and HIPAA (patient privacy). It’s too involved to elaborate here. However, it is hugely valuable to hire a professional who knows how to address these critical factors.
